This area is one of the most sought after locations in Big Bear
. The depth of the water is deeper than most areas which means there will be water in front of your property during all weather cycles. This might not seem like that big of a deal, but in 2005 when we were in a drought and the water was 18′ down at the dam, homeowners in shallow lakefront areas had to walk 50-75 yards through mud in order to get to their boat dock. It was messy, inconvenient, and unattractive. Sellers of shallow water lakefront properties had a hard time selling during that time period and we were at the high point of the real estate boom. So if you are entertaining the idea of owning a lakefront property, make sure you ask your real estate agent about water levels in each area.
