38860 Waterview Drive is a 3 bedroom, 3 bath home located on the west end of town.  It has a long, wooded driveway (see photo below) and has a large but kind of narrow lot (80′ x 365′=22,800 sqft) .  One really nice feature about this property is that it’s adjacent to another large parcel (38878 Waterview Drive which covers 41,000 square feet) so the views to the east are very nice and it feels secluded on the back deck.  There is a house right on top of it to the west, but the owners have done a nice job blocking the view from that side of the house.

Originally built by Gilligan Log Homes in 1995, this log style lakefront home covers 2567 square feet, has 2 bedrooms downstairs and a loft bedroom upstairs.  Lots of log accents, a floor to ceiling stone fireplace, and knotty pine throughout. It sold in June of 2005 for $1,540,000 and the seller has it listed this time around with Dana Prophet of ReMax Big Bear for $1,575,000.

The log style look gives it a nice rustic cabin feel, however, anyone shopping for a log home must know that logs contract and expand during the seasons and there’s deferred maintenance with staining the exterior…that’s just part of owning a log sided home in the mountains. Probably nothing you haven’t already heard before but I figured I would mention it in case you’re not familiar with mountain living.

The seller has made several substantial price reductions over the past year, but I think he priced it too high in the beginning and has chased the market down ever since.  Below is the history on this listing.

I’ve also worked up a quick comparison between 38860 Waterview and 38998 Waterview that went into escrow last week.  38998 Waterview is the best comp in my opinion for this property.  The similarities are pretty amazing until you get down to list price and days on market. Lets see if the seller drops the price below $1,500,000 once 38998 Waterview closes escrow….I think they’ll need to if they really want to sell.
