This property just came on the market a couple days ago. It sits on the west end of town (see the google map below) on deep water and has a nice private setting. It has 4 bedrooms, 3.5 bathrooms, and covers approximately 2476 square feet. Built in 1996 by Bruce Picciolo (a long time resident of Big Bear who owned Country Heart Log Homes), this two story home is rustic, updated and ready to enjoy.
I think the sellers have priced this one realistically. The owner bought it in June of 2006 for $1,595,000 and it’s currently listed for $1,495,000 with Tyler Wood of Coldwell Banker. If you look at the comparables, I think it stands out as one of the better homes in this price range. Deep water with roughly 83′ of lake frontage, it’s well cared for, and is a fun home to show.
Only a couple drawbacks to this property. Yes, the driveway leading to the home is an easement and it slopes down..but if you look at it from a positive point of view it gives it a nice private feeling. It’s tucked off the street so you’re not going to get a lot of drive-by traffic. If I remember correctly, most of the bedrooms don’t have closets. Not a huge deal. There are armoires in each bedroom which make up for the lack of closet space. The only other thing that stands out about this property is the sunken media room. It doesn’t look quirky or out of place, but for some, they might not like the step-down look. All in all, I like this property. Its what a lot of buyers imagine when looking for a lakefront home in Big Bear.

Yes the market is slower in this price range, but I think there are buyers out there waiting for a home like this. Yeah…you could spend another $200,000 and move up to 651 Cove or you could bump your price range up to the $2.2m range and buy 39364 Aurora, which I think are good deals as well, but this is probably the nicest thing below $1,500,000 right now.
