This is one of those unique properties that’s fun to show. From the contemporary art work on the walls, to the soaring cathedral ceilings, this property is truly one of a kind. It fell out of escrow today. I spoke with the listing agent, Vlasta Kubis of Prudential Properties, and she said at one point they had 3 offers on the property. Located over on the east end of the lake, Eagle Point Estates is a nice newer subdivision in Big Bear Lake that seems to attract buyers looking for conformity. They have a gated private marina, park, and tennis courts for all members to enjoy for roughly $100/month.

The inside is very extravagant and modern. Maple hard wood floors, granite counter tops in the kitchen and bathrooms, a 34 foot high ceiling in the living room, floor to ceiling windows on the north side of the Great Room/Family Room, whole house hot water circulating system. Anderson windows and doors. Each bedroom has it’s own bathroom (which it should with 8 bathrooms!). The master bathrooms are quite impressive due to their size. Separate his and her bathrooms with large walk-in closets. The guest bedroom and bath is designed for wheelchair access and it has private access off the front porch to come and go as you please.
I was a little surprised to see standard white appliances in the kitchen. They’re fine, but nothing special for a $4-5 million dollar house. Kitchen Aide Appliances. Two electric ovens, a warming drawer, microwave, gas cooktop, and a side by side refridgerator. Very functional, just not top of the line type stuff.

At this price, it’s going to take a pretty special buyer. Yes, the grounds are fabulous, and yes the location is nice, but you’re not going to find too many buyers in todays market looking to spend $4+ million in Big Bear. There’s been a handful of properties listed in this price range, however, the highest sale of all time along the lake was an 8000 square foot full log home at 533 Cienega which sold for $3.5 million back in November of 2006.
