This A-frame property just came back on the market a couple days ago.  It’s been on and off the market over the past couple years with the price ranging from $1,890,000 down to the current price of $1,195,000.  It was built in 1962 and has 3 bedrooms, 2 baths, and covers 1854 square feet.  The detached 1 car garage sits at street level and the rest of the home is slightly lower than street level lacking the curb appeal a lot of buyers like in a lakefront home.  But the front of the house isn’t the selling point of the home…it’s the back of the home.

I’ve seen this photo in several of the real estate magazines and websites that the listing agent advertises in.  The backyard is definately the best part of this property.  No doubt about it.  They’ve got the jacuzzi, bar-b-que, and the downsloped grassy yard overlooking Metcalf Bay.  This is what you’re paying for.  The kitchen has been updated, you have 3 sleepable areas along with an illegal loft (it has a ladder going up to it which I’m sure most kids would love…it’s just not designed per city code).  The view looks out towards the lake, not the marinas (Holloway’s and Pleasure Point) so you don’t see all the boat docks and busyness like you would if you were in the shallower part on Lake Drive. 

The roof is a shake roof, so expect to negotiate that out with the seller and have it replaced.  Most insurance companies won’t insure a shake roof, and if they do, you normally have to agree to have it replaced with a more fire resistant type roof such as composition or metal within a specific time frame.  Also, the city of Big Bear Lake passed an ordinance which outlaws the shake roof by 2012 so it’s best to get a bid and factor that cost into the equation one way or the other. 

I’m not a big fan of the layout, but again, whoever buys this property is probably not too concerned about the bedroom configuration or the fact that one of the bathrooms is in one of the bedrooms.  Currently listed with Vlasta Kubis of Prudential Properties of Big Bear for $1,195,000.
