Over the past couple days we’ve had 2 new lakefront sales reported in the Big Bear MLS. Below is information regarding both sales:

List Price: $1,999,999
Sales Price: $1,750,000
Year Built: 1926
Bedrooms/Bathrooms: 5/1.75
Square Footage: 1,735
Lot Size: 11,340 sqft
Days On Market: 323
Sold Price Per Square Foot: $1008.65

Sales Price: $1,850,000

Both escrows were 10 day, all cash offers. Rumor has it that both properties were bought by the same person. I will be able to verify that over the next few days once title transfers the property into the new owners name but I’m pretty sure that’s the case. Another interesting fact is the disparity between price per square footages. One sold at $412.95/sqft (the newer one) and the other sold for $1008.65/sqft (the one built in 1926).
Which leads to a question I hear a lot from buyers. “What’s the average price per square foot along Big Bear Lake”? Well….. right now the average list price per square foot is $540.60 (out of 34 active listings) but the average sales price (taken from 1/1/08 until 3/16/09…21 closed sales) is $545.26…….but that changes from time to time depending on the number of properties you poll in a given timeframe. You can’t determine lakefront values simply by multiplying the square footage by $540 or $546. Some properties have deeper water in front of them, some have better views than others, some are windprotected, some properties have 20′ of lakefrontage and others have 100′ of lakefrontage, and the quality of construction is going to vary from lakefront home to lakefront home. So price per square foot is only one way local real estate agents come up with value. A lot of times it’s not the best way.
For example, the first property at 200 N Eagle sold for $1,750,000. There’s an equal sized home over on Simonds that’s been on the market for over a year and isn’t selling at $990,000. What’s the difference between the two? Pretty much everything I said up above…the views, the lakefrontage, the depth of the water…that’s just part of the reason why there’s such a difference in land value between the two.
Whether you’re buying or selling lakefront property in Big Bear…the key is to make sure you have someone on your side that can walk you through the process and help explain the in’s and out’s of lakefront valuations and the reasoning behind it.. that’s one reason why I write about lakefront properties in the Big Bear area. I want to bring as much information to the table as possible for you so you can be informed and make the best decision possible. Any one can give you a price based on the price per square footage but DO THEY REALLY KNOW THE MARKET?
