This property just came on the market this week. It’s located over in the gated community of Eagles Knoll on the east end of Big Bear Lake behind the Vons shopping center. This is one of two areas in Big Bear that have a Home Owners Association which costs roughly $1300/year.
The unique split-level floorplan was created by Stan Dunlap who built a dozen or so homes in the area in the 80′s. So be sure you make note of that and allow enough money to install one if that’s a requirement.
For many bank owned sales in the Big Bear Lake area, the seller wants to sell it “as-is” and will not pay for a home warranty or survey. I noticed the tongue and groove ceiling in the master bedroom had moisture stains, so make sure you have a roofer take a look at that as well. The bank has an addendum which is pro-seller where they want a buyer to be preapproved, show proof of funds, and be able to remove all contingencies and close within a short time frame. So be prepared and “have your ducks in a row”! All in all, I believe this is a good buy. The views of the lake are spectacular, you get a decent view of Snow Summit ski resort from the front, the water level is okay, and you are in a quality neighborhood which is probably more consistant than other lakefront neighborhoods. It’s currently listed with Ed Ello of Keller Williams for $830,000. $770,000 as of 4/16/2009.

I am interested interested in that property that is a short sale for 599,000.00. What do you know about the deal. I looked at that house when it was on the market back in 06.

Thanks for your question, Foster. Are you referring to the Short Sale at 549 Cienega? They couldn’t put anything together in time. It went back to the bank on May 26th. They simply owed to much against it for the bank to approve the short sale. The bank took it back at $1,090,892. The first was $880,000 and I’m guessing the second bought it out because it sold above the published bid. (The published bid was $1,055,791). I will keep my eyes open and let you know when it comes back on the market….it’ll probably take 3-6 weeks depending on how quick the bank moves.
