Thanks for your question, Phyllis. This property isn’t currently for sale, but I know they’ve entertained the idea of putting it back on the market. Let me see if I can dig up some updated information on it and I’ll contact you if/when we can view the inside. Would that be okay?

Thank you for your question, Deborah. According to my sources, 38634 North Shore is not in foreclosure. At least, there hasn’t been a notice of default filed against it lately. And I don’t see it currently on the market.
38646 North Shore just went back to the bank. They were trying to sell it as a short sale but the bank took it back on the 9th of this month…..$328,000 was the original loan but I believe the bank took it back for $348,679. That should be coming back on the market over the next couple weeks and that has dock rights as well….just down the street from 38634….same scenario, I believe they each own a 1/10 interest in the parcel of land which is lakefront across the street from North Shore which allows them lake access.

Hi Mike, thanks for the quick response. I am curious about you saying “$328,000 was the original loan but I believe the bank took it back for $348,679″, does that mean the bank paid more for the house than the loan was for? Did the owner get the difference back?
What price do you think it will be listed at this time around?
Do you think that home can be made larger?

I believe $328,000 was the 1st against it….there was either a second, a home equity pulled against it, or a lot of late fees/interest added to the original number. So that’s why the bank took it back for more than what the 1st was. The previous owner did not get anything back….
My guess is it will be in the high 2′s when it comes back on the market. They had it on the market all the way until the end as a short sale at $319,000 but that didn’t happen so if the agent pulls the history he/she should be able to sway the bank into pricing it below $300k. I know they had one offer on the property but it must have been low for the bank not to postpone the trustee sale. Most of them are getting pushed back so it probably wasn’t realistic.
No worries on the timing….it has to be right, and the numbers have to make sense. If and when you’re ready I’d be more than happy to send you other properties or set some time aside to show you what’s available.
