This home rests on the sunny side of the Big Bear Valley in Fawnskin.  It’s located on North Shore Drive (Highway 38) between the Dam and Windy Point (click the address above for a google map).  The seller recently renovated this 750 square foot cottage with 1 bedroom and 1 bathroom.  They installed a new roof, forced air heat, new windows, flooring, carpet, new kitchen, electrical and appliances.  The lot covers 6783 square feet (51′x132′x51′x134) and it sits across from the West Boat Launch Ramp.  It sold partially furnished with a private dock and a 19′ Sea Ray Boat! 

It was nice.  I remember previewing this home on our weekly MLS caravan tour.  The views looking back at Snow Summit, San Gorgonio Mountain, and Big Bear Lake are really nice and I’m sure the next buyer will be happy with their purchase.  The home is small so you are limited with the amount of sleepable areas, but you’re not going to find another home with dock rights in this price range right now.

Escrow closed on October 21, 2008 for $390,000.  It was on the market for 36 days and the seller ended up getting 94% of the asking price of $415,000. 

One might look at this sale and question how a lakefront cabin in Big Bear could sell for $390,000.  I think it’s important to understand that this property was located across the street (actually it’s a highway) from the lake.  It has dock rights but is not physically adjacent to Big Bear Lake.  There are only a few areas in Big Bear where you must cross a road to get to your dock (parts of North Shore Drive, Willow Landing, and parts of Big Bear Blvd near Boulder Bay).  This is an important distiction for buyers and sellers who are trying to “figure out” the Big Bear Real Estate Market.  Comparing this property to a property over on Cove Drive is like comparing apples and oranges.  That’s why hiring a local Big Bear real estate agent has it’s advantages.
